Grid congestion, electrification, and rising energy costs are forcing property owners to take a fresh look at their portfolios. Energy management is no longer a technical afterthought; it directly affects the value and marketability of your property.
For a long time, sustainability in real estate was mainly about solar panels on the roof. An understandable first step, but today’s reality demands more. Tenants are rapidly electrifying their homes: charging stations for electric vehicles, heat pumps, battery storage, and electric production processes are becoming the norm. If the electrical system can’t handle it, a property is simply less attractive to tomorrow’s tenants.
Network congestion: from a future problem to an everyday reality
A year ago, many property owners viewed grid congestion as a concern for the future. That has changed. Grid operators in an increasing number of regions are grappling with overloaded grids, and wait times for connection expansions can stretch to years.
For real estate, this means: anyone who doesn’t consider the energy capacity of their properties now risks tenants being unable to do what they want or business expansions being stymied by the limitations of a connection that is too small.

1. Asset Monitoring — knowing what your system is doing
Many PV systems have now exceeded their warranty period. This means that if something goes wrong, the property owner is responsible. The problem is that a drop in production or malfunctions can go unnoticed for a long time without active monitoring.

A practical example: if a battery is available, Covolt uses it for peak shaving. At times when consumption peaks, the battery supplements the supply so that you remain below the connection limit. This can prevent or delay costly grid expansions.
In addition, Covolt acts as a Congestion Service Provider (CSP). Through a capacity control contract (CSC) with the grid operator, installations can be deployed as a congestion service. This gives property owners more certainty regarding their connection and generates revenue from the grid operator.
3. Flex Trading — Your Battery as a Source of Income
A battery used solely as a backup solution is a missed opportunity. Covolt actively deploys batteries in energy markets such as aFRR and the imbalance market, capitalizing on the price difference between times of surplus and scarcity.
A concrete example: when electricity prices are strongly negative, Covolt automatically shuts down the PV system and charges the battery with cheap electricity from the grid. That electricity is then used later when prices are high. This ensures that energy assets are utilized optimally.
Through a Virtual Power Plant, individual battery systems from multiple customers are bundled into a single large, flexible power block. This enables Covolt to trade in markets where individual installations are too small to participate. As a property owner, you don’t have to do anything yourself.
What this means for property values
Tenants are increasingly asking about a property’s energy performance: what is the EPC rating, is charging infrastructure available, and can the electrical connection scale with their operations?
