De Zandleij Estate in Cromvoirt is a sustainable, detached community nestled in nature, offering both home ownership and rental options. It’s a place to unwind and enjoy freedom, yet just a short distance from the bustling city life.
Despite significant grid congestion challenges, a remarkable sustainable business case has been developed at the beautiful Landgoed de Zandleij estate in Cromvoirt: 125 vacation homes powered entirely by electricity (gas-free cooking and equipped with heat pumps) connected to a single 41 kW contracted power supply.
In the summer, the PV system generates more than enough energy to charge the battery using the site’s own green electricity, which can also be traded for additional returns. The challenge, therefore, lay in the darker months. During that time, due to grid congestion, the park can only obtain enough power to charge the battery through a Block Power contract (full power only between 12:00 a.m. and 6:00 a.m.).
De Zandleij is a fantastic showcase project demonstrating how grid congestion issues in residential construction can be resolved through on-site generation, block-level power distribution, and smart control. Through smart management of all generation—all bungalows have PV (18 modules per home), an 833 kWp solar park has been built, and storage is provided by a 2 MWh battery—the project has even succeeded in creating an energy-positive recreational park.
That sounds pretty simple. But doing this cost-effectively involves more than meets the eye.
